SUMMARY

Responsible for the daily operations, maintenance, preventative maintenance and repairs to Golub Corporate Headquarters office building  plumbing, electrical, HVAC, building control systems, fire protection and sprinkler, and all other building systems. Must have a good working knowledge of all disciplines listed above and must insure all systems are operating at optimum, with heavy emphasis on energy use and performing analysis to reduce energy usage.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Inspect buildings, grounds and equipment for unsafe or malfunctioning equipment.

Monitor the work of cleaning and Janitorial internal and external staff and insure they are meeting corporate standards.

Conduct periodic general preventative maintenance on the mechanical, electrical, HVAC, Sprinkler, Fire Systems. This involves normal lubrication, adjustment, cleaning, replacement of consumable parts, such as filters, indicator lights, belts, these systems include pumps, air-handling systems, cooling tower systems, and air systems.

Respond quickly to emergency situations; participate in being a key responder.

Perform all assigned work to insure the safety of occupants.

Prioritize service calls and follow up on completion.

Troubleshoot and evaluate and recommend equipment service upgrades.

Coordinate maintenance efforts & task with outside contractors and technicians when work cannot be performed in-house. 

Ensure Building control systems is controlling at optimum

Be familiar with and conform to all written operating procedures associated with site. Example inspection of 2000 KW emergency generator

Ensure cleanliness and appearance of all work areas.

Insure building systems are commissioned on a preplanned schedule

Attending a range of project groups and technical meetings

Perform other duties as assigned.

MINIMUM QUALIFICATIONS

Knowledge and understanding of blueprints

Strong customer service, communications, and computer skills

Must be familiar with building control systems

Must be good planner

Must be available after hours to respond to emergency situations(Flexible)

Ability to handle multiple projects

Possess drivers license

Must Possess an EPA 608 certification for Refrigeration

Desired completion of BOMA Building Operator certifications

EDUCATION AND EXPERIENCE

Bachelor’s degree or equivalent combination of education and experience in Mechanical Engineering and or building systems engineering degree.

Minimum 5-7 years experience in building operations, engineering, and equipment and systems maintenance in a commercial office building environment

Completion of college or Technical School HVAC Certificates would be a plus
